Here you more or less need to take what the realtor says or sell privately. I think she may try private if the house does not sell.

Also prices for homes in my city have taken a big nose dive.

Why has that happened. Did your city experience a housing bubble? I expect one to burst here pretty soon.

My city is driven by oil and coal both of which have been hit hard over the past couple of years. Oil is slowly coming back, but coal mining will be shut down over the next 5-10 years.

The only things that have been driving the crazy housing market here is the influx of Bay Area buyers who are now able to work from home due to covid. I saw an ad today listing a 904 square foot house with virtually no yard for over 1.2 million $$$. That will almost buy you a mansion here.
